BC Assessment vs market value: why the numbers differ

Your BC Assessment is a tax figure. It estimates value as of July 1 of the previous year, is mailed each January, and is produced without anyone stepping inside your home. It can’t see a new kitchen, a failing roof or the suite downstairs.

Online estimates have the same blind spot. They work from public records and averages, so they are often close for a standard condo in a large building and far off for a detached house on an unusual lot.

A comparative market analysis looks at what homes like yours sold for, recently, nearby. That is the number a buyer will pay.

Is my BC Assessment the same as market value?

No. Your assessment is a tax figure set months ago for a different purpose. A comparative market analysis looks at what homes like yours sold for, recently, nearby: the number a buyer will pay.

Is the home evaluation really free?

Yes. It’s free and it doesn’t commit you to listing with me or with anyone.

What is a comparative market analysis?

A CMA estimates your home’s market value from recent sales of similar homes nearby, current competing listings and listings that failed to sell, adjusted for your home’s size, lot, condition and updates.

What should we fix before listing?

Usually less than you think. I walk the home and tell you which fixes pay for themselves, and which renovations you’d never get back.

How long will it take to sell?

It depends on the market and the home. A property’s best window is its first weeks on the market, which is why preparation and pricing happen before the listing goes live, not after.

What does it cost to list?

Commission is a conversation, not a webpage. It depends on your home and situation. Ask on the first call and you’ll get a straight answer.

When is the best time to sell a home in Coquitlam?

Spring usually brings the most buyers and the most competing listings. The right time for you depends more on your home, your next move and how prepared the property is. A well-prepared home priced correctly sells in any season.

Should I sell first or buy first?

It depends on your financing and how much risk you’re comfortable with. Selling first gives you certainty about your budget. Buying first gives you certainty about where you’re going. I coordinate both sides for many of my clients, and we plan the dates before either home hits the market.

What fees do you pay when selling a house in BC?

The main ones are the real estate commission plus GST, legal or notary fees, any mortgage discharge or prepayment penalty, and, for condos and townhomes, strata document and move-out fees. I’ll put real figures to each for your home before you list.

What taxes do you pay when selling a house in BC?

Sellers do not pay Property Transfer Tax in BC. The buyer does. A principal residence is generally exempt from capital gains tax, but rentals and second homes are not. GST applies to the real estate commission, and BC’s home flipping tax can apply to homes sold within two years of purchase. Ask your accountant about your situation.

Do I need to stage my home?

Not always. Some homes need a full stage, some need a declutter and a few borrowed pieces, and some are fine as they are. I’ll tell you which, and coordinate it if it’s worth doing.

What if my home has poly-B, aluminum wiring or an oil tank?

Then we deal with it up front. Buyers’ inspectors will find it, so it’s better to know the cost, decide whether to fix or price for it, and disclose it properly.
